Our Standard fees
TENANCY FEE
You’ll be pleased to hear that we will not charge you a Renewal Fee if you extend your tenancy, nor will we charge you if asked to provide an agent reference when you leave.
The following are Pre Tenancy Fees:
The fee of £145 per person, is for the creation of the tenancy agreement and referencing.
REFERENCING
In order to pass referencing please check your combined basic annual income is at least 2.5 times the annual rent. If you are self employed you will need to provide your last 3 months bank statements, latest tax return and accountants letter where possible.
You’ll be required to provide either a copy of your passport or driving license photocard. We also require a copy of a recent (less than 3 months old) utility bill showing your current address.
Referencing normally takes 2 to 3 days subject to the response time of your referees.
HOLDING DEPOSIT
Once your offer has been accepted by a landlord, we’ll start preparing the Tenancy Agreement and organising all of the other aspects of a successful move.
It is normal for the Tenant to put down a Holding Deposit (normally the equivalent of one or two weeks rent) to secure the property. Please note that this amount will be non-refundable should you withdraw your offer once it has been accepted by the landlord.
*If the Landlord withdraws from completing the tenancy agreement, then this fee shall be fully refunded.
CREDIT CARD PROCESSING FEE
We recommend that all payments are made by debit card or bank transfer as both of these options are free of charge.
If you must pay by credit card, we can only accept corporate cards due to the recent changes to passing on card processing costs. We charge 2.26% if you choose to pay by corporate card.
SECURITY DEPOSIT
The security deposit is usually a minimum of six weeks rent. This will be registered and transferred to the Deposit Protection Scheme (DPS), or transferred onto the Landlord who will in turn be required to register the deposit with one of the approved Government Schemes.
TENANCY AGREEMENT
The standard tenancy term is 12 months and in some instances can include a mutually agreed break clause.
INVENTORY CHECK-IN & CHECK-OUT
At the end of a Tenancy, an Inventory of Contents and schedule of condition is usually undertaken and takes place on the day the tenancy commences. It is recommended that you are present both for the check-in and check-out.
CHANGE OF TENANT FEE
A fee of £145.00 per tenant will apply if there is a change of Tenant during the tenancy term i.e. where one tenant in a shared property is replaced by another tenant (with the consent of the landlord).
